Bathroom Remodel Suffolk County NY: Permits, Costs & Local Guide (2026)

2026-05-29 9 min readBy Angela Ferreira, Founder & Lead Designer
Bathroom renovation in progress in Suffolk County NY

Suffolk County is not a single permitting jurisdiction — it's five towns, each with its own building department, fee schedule, and inspector calendar. A bathroom remodel in Huntington goes through the Town of Huntington Building Division. The same project in Bay Shore goes through the Town of Islip. In Patchogue it's the Town of Brookhaven. Understanding that distinction before you hire a contractor saves you from mid-project surprises and missed inspections.

This guide is written for Suffolk County homeowners specifically. We cover permit costs by town, what the older Suffolk housing stock throws at contractors, how cesspool systems change fixture selection, and what you'll realistically spend on a bathroom renovation in western and central Suffolk in 2026.

Suffolk County Bathroom Permit Fees by Town (2026)

Every bathroom renovation that touches plumbing, electrical, or structural work requires a building permit in Suffolk County. The permit is pulled by your contractor — not you — and the fee is based on the scope of work. Here are current ranges for the five Suffolk County towns we work in most frequently:

TownPermit Fee RangeInspection TimelineNotes
Town of Islip$150–$3503–7 business daysBay Shore, East Islip, West Islip, Brentwood, Central Islip, Sayville
Town of Huntington$200–$4505–10 business daysHuntington, Commack, Dix Hills, East Northport, Melville, Northport
Town of Babylon$175–$4005–8 business daysWest Babylon, North Babylon, Lindenhurst, Deer Park, Copiague
Town of Smithtown$150–$3504–8 business daysSmithtown, Kings Park, Hauppauge, Nesconset, St. James
Town of Brookhaven$175–$4257–12 business daysPatchogue, Ronkonkoma, Lake Ronkonkoma, Port Jefferson, Setauket

These fees cover plumbing and electrical rough-in inspections plus a final walkthrough. Compare that to Nassau County, where town permits run $350–$900 and homeowners in incorporated villages like Garden City, Great Neck, or Rockville Centre pay a second filing fee on top of that. Suffolk's permit process is straightforward by comparison — one town, one filing, one fee.

What Permits Are Required for a Suffolk County Bathroom Renovation?

The rule in all five Suffolk County towns is consistent: if the work touches a licensed trade (plumber, electrician) or changes structural framing, you need a permit. In practice, this covers most renovation scenarios:

Permit required: tub-to-shower conversion (plumbing and framing), adding a heated floor circuit (electrical), relocating a toilet or vanity drain (plumbing), installing a new exhaust fan with dedicated circuit (electrical), removing a wall between bathroom and hallway (structural), and enlarging a shower to add a bench (framing and plumbing).

No permit required: vanity swap in the same location, toilet replacement in the same rough-in, tile-over-tile without backer board replacement, mirror and fixture replacements, and painting.

When in doubt, we pull the permit. An unpermitted bathroom renovation creates liability at resale — the buyer's attorney will flag it, the certificate of occupancy won't be clean, and the seller often ends up pulling a retroactive permit (more expensive and time-consuming than doing it right the first time).

Suffolk County Housing Stock: What Makes Renovations Harder

The Suffolk County housing stock was built in waves. The first wave — 1950s to early 1960s — produced concrete slab foundations and concrete block construction in communities like Levittown, West Babylon, and Brentwood. These homes have no basement, which means drain line routing from a bathroom directly to a municipal sewer or cesspool requires sleeving through a concrete slab — a more involved process than simply running a new line through an open basement in a Nassau County cape.

The second wave — 1960s to 1970s — added the ranch and split-level homes common in Commack, Smithtown, Deer Park, and East Northport. Many of these have partial basements or crawl spaces, which helps, but the plumbing is often 50+ years old. Galvanized steel supply lines, cast iron drain stacks, and original trap configurations are common. When we open walls in these homes, we find and replace degraded galvanized with PEX and address cast iron joints that have softened over decades.

The third wave — 1970s to 1980s colonials and expanded capes in Huntington, Islip, and Brookhaven — are generally easier to work in. Full basements, accessible plumbing chases, and copper supply lines. The challenge here is often the bathroom itself: these homes were built with smaller master baths by today's standards, and homeowners frequently want to expand or reconfigure, which means structural framing changes.

Cesspool and Septic: How It Changes Your Bathroom Renovation

This is the biggest practical difference between a Suffolk County bathroom renovation and a Nassau County or New York City renovation: a significant share of Suffolk County homes are on cesspool or septic systems rather than municipal sewer. According to Suffolk County Department of Public Works data, eastern and central Suffolk County communities have the highest density of on-site sanitary systems — including much of Brookhaven, Islip, Smithtown, and parts of Huntington and Babylon.

If your Suffolk County home is on a cesspool or septic, your bathroom renovation fixture choices matter for the system's health. Here's what we specify on every septic-connected project:

Toilets: WaterSense-certified, 1.28 gallons per flush maximum. Standard toilets use 1.6 gpf; the WaterSense spec reduces hydraulic load on the septic field by 20%. We use Kohler Cimarron or American Standard Vormax in this spec.

Showerheads:1.75 gpm maximum. A standard showerhead flows 2.5 gpm; a 10-minute shower at 2.5 gpm sends 25 gallons into a septic field that may already be under stress. At 1.75 gpm, that's 17.5 gallons — a meaningful reduction.

Water softeners: We never install water softeners on septic systems. The sodium chloride from regeneration cycles disrupts the bacterial balance in a cesspool or septic tank and can cause premature failure.

If you're on municipal sewer — which is more common in the western portions of each Suffolk town and in communities like Bay Shore, Huntington Station, and West Babylon — standard fixtures apply.

Real Costs for Suffolk County Bathroom Renovations (2026)

Suffolk County bathroom renovation costs run 8–12% below Nassau County on equivalent scopes. The gap comes from lower permit fees, slightly lower labor rates in some specialties, and fewer multi-layer filing requirements (no separate village permits). Here are real 2026 ranges from our completed projects:

Project TypeSuffolk County RangeWhat's Included
Cosmetic Update$6,000–$12,000Vanity, toilet, tile refresh, fixtures — no permit
Hall Bath Full Gut$14,000–$33,000Down to studs, PEX supply, PVC drain, Schluter, tile, fixtures, permit
Tub-to-Shower Conversion$10,000–$20,000Demo, framing rebuild, Schluter Kerdi, tile, linear drain, glass, permit
Master Bath Renovation$28,000–$65,000Full gut, walk-in shower, double vanity, heated floor, frameless glass, permit
Accessible / ADA Bath$15,000–$45,000Curbless shower, grab bars, comfort-height toilet, widened door, permit
Slab-Through Drain Reroute+$2,500–$5,000Add-on for slab homes requiring saw-cut and sleeve — common in West Babylon, Brentwood

The slab-through add-on is specific to Suffolk County. If your home was built on a concrete slab — common in Levittown, West Babylon, Brentwood, and parts of North Babylon — and the drain needs to be moved for a layout change, we saw-cut the slab, reroute the line, and re-pour. Budget $2,500–$5,000 for this step depending on how far the drain moves.

Town-by-Town Notes: Islip, Huntington, Brookhaven, Babylon, Smithtown

Town of Islipcovers Bay Shore, East Islip, West Islip, Brentwood, Central Islip, Sayville, and Bohemia, among others. Islip's building department moves quickly compared to other Suffolk towns — inspections are often available within 3–7 business days of request. A large share of Islip homes are slab-on-grade or have shallow crawl spaces, and cesspool density is high in Central Islip and Brentwood. Permit fees for a standard bath renovation run $150–$350.

Town of Huntingtoncovers Huntington village, Commack, Dix Hills, East Northport, Melville, and Northport. Huntington tends to have more homes with full basements compared to southern Suffolk — particularly the older colonials in Huntington village proper and Northport. Permit fees run $200–$450, slightly higher than other Suffolk towns. Huntington's permit office requires stamped plans for any bathroom expansion that alters the footprint; minor remodels in the existing footprint go through an over-the-counter permit.

Town of Brookhaven is the largest town in New York State by land area. It covers Patchogue, Ronkonkoma, Port Jefferson, Setauket, Lake Ronkonkoma, Medford, and Coram, among many others. Permit timelines in Brookhaven can run 7–12 business days — longer than the other Suffolk towns — so we file early and factor that into project scheduling. Eastern Brookhaven has very high cesspool density; almost every home east of Ronkonkoma is on a septic system.

Town of Babylon covers West Babylon, North Babylon, Lindenhurst, Deer Park, and Copiague. Many Babylon homes date to the 1950s and 1960s and sit on slab foundations, particularly in West Babylon and North Babylon. The building department is efficient and fees are mid-range for Suffolk at $175–$400.

Town of Smithtown covers Smithtown, Kings Park, Hauppauge, Nesconset, and St. James. Smithtown tends to have newer housing stock than the southern Suffolk towns — more 1970s and 1980s colonials with full basements. Permit process is straightforward and inspectors are typically available within a week of request.

Getting an Accurate Quote for a Suffolk County Bathroom Remodel

The only way to get an accurate number is an on-site walkthrough. We assess the bathroom dimensions, note the foundation type (slab, crawl, or basement), check the plumbing condition behind the access panel, review the existing drain configuration, and confirm whether the home is on municipal sewer or septic. All of that happens before we give you a number.

Our Suffolk County quotes are itemized: demo and disposal, plumbing rough-in and finish, electrical rough-in and finish, Schluter Kerdi waterproofing system, tile and setting materials, all fixtures and vanity by SKU, permit fees by town, all inspections, and final punch. The only exclusions are unforeseen structural conditions — rotted subfloor, failed drain lines inside the slab, asbestos tile — and those are priced in writing before any extra work begins.

We have completed over 350 bathroom remodels across Suffolk County since 2012. Every crew member is W-2 — no subcontractors pulling your tile while also working two other jobs. We carry a Suffolk County Home Improvement Contractor license and $1,000,000 in general liability insurance.

Frequently Asked Questions

How much does a bathroom remodel cost in Suffolk County NY?

A bathroom remodel in Suffolk County NY runs $14,000–$35,000 for a full gut renovation of a standard hall bath, and $28,000–$65,000 for a master bath. A cosmetic refresh — new vanity, toilet, tile-over-tile — starts around $6,000–$12,000. Suffolk County pricing typically runs 8–12% below Nassau County for equivalent scope due to lower permit fees and slightly less complex filing requirements.

Do I need a permit for a bathroom remodel in Suffolk County?

Yes for any work that touches plumbing, electrical, or structural framing. This includes tub-to-shower conversions, moving a toilet or sink drain, adding a heated floor circuit, installing a new exhaust fan, or removing a wall. Each Suffolk County town has its own building department — Town of Huntington, Smithtown, Babylon, Islip, and Brookhaven all issue permits independently. We pull every permit ourselves and manage all inspections as part of our quoted scope.

How much are bathroom permit fees in Suffolk County towns?

Permit fees vary by town. Town of Islip runs $150–$350 for a standard bathroom renovation permit. Town of Huntington runs $200–$450. Town of Babylon runs $175–$400. Town of Smithtown runs $150–$350. Town of Brookhaven runs $175–$425. All of these are lower than equivalent Nassau County permit fees, which can run $350–$900 plus separate village filings. Our quotes include all permit fees.

How do cesspool and septic systems affect bathroom renovation in Suffolk County?

A large portion of Suffolk County homes — particularly in Brookhaven, Islip, Smithtown, and parts of Babylon and Huntington — are on cesspool or septic systems rather than municipal sewer. This affects fixture selection: we specify WaterSense-certified 1.28 gpf toilets and 1.75 gpm showerheads on all septic properties to reduce hydraulic load. We also never recommend water softeners on septic. Our crew notes septic status at every estimate and adjusts specs accordingly.

How long does a bathroom renovation take in Suffolk County?

A standard hall bath renovation in Suffolk County takes 3–4 weeks from demo day to final inspection. Master bath projects with plumbing relocations or custom tile run 4–6 weeks. The Suffolk County town building departments typically approve permits within 5–15 business days of filing, which we do before scheduling demo. We assign one dedicated crew per project — no rotating subcontractors.

What makes Suffolk County bathroom remodels different from Nassau County?

Three main differences: (1) Housing stock — many Suffolk homes were built on slabs or with concrete block foundations, which changes how we route drain lines compared to Nassau County homes with full basements. (2) Septic systems — far more common in Suffolk than Nassau, affecting fixture selection. (3) Permits — Suffolk is organized into 5 towns with independent building departments, versus Nassau's mix of towns and 64 separate villages. Both counties require similar scopes of work to be permitted, but Nassau village permits add cost and timeline complexity that Suffolk usually avoids.
